We are in the perfect storm. A time for us to make as much money as we can. With all the opportunity around us, the online market has opened more doors for us then in anyone has ever witnessed. People have been making money online for years and still? it’s not to late to jump on and get a piece of the pie for yourself. Start off small with little things like sell your old clothes or your old xbox for a profit. Save your profits and invest in something bigger. rinse lather and repeat guys. Before you know it you’ve build a real estate investing business and your dreams are becoming reality. I know the person reading this real estate may not be for you but the lifestyle ? I bet it is.

Where Can REI Buyers Find $$$?

As a real estate investor that buys properties. Maybe you’ve run out of places to borrow the capital from ? Maybe your just getting started ? and want to know where you can go besides the bank to get a loan to buy that first fix and flip property !

 

I got 3 ways you can use no matter what level of investing you are in ! Now i’ll admit you might have thought of at least of the 3 ways to get more cash or maybe even you disagree with my methods. Im just giving you more options to look at here guys !

 

  1. Affiliate marketing ! now i know what your thinking why the hell would you want to do some “Pyramid Scheme” type program right ? I know i know… However when you actually put in the work on these types of investments you do make a profit i mean they have to work right they are still around and people are joining a new group everyday ! I know tons of people that use the profits they’ve made to buy properties and the best part is ? they never have to worry about intrest rates and credit checks ! it’s their money !
  2. Networking ! i talk a lot about networking im always saying your network is your net worth and i storngly believe in it. Sometimes friends its not what you know its about who you know !
  3. Private money ! again no need to worry to about a credit check if the person lending you the cash is your mom. Now i don’t want you getting a loan from your family and friends unless you know the deal adds up and you know their money is safe. Invest their money as if it were your own money going into the deal !

There you have it 3 ways you can get more access to the cash you need to start buying more properties ! Best of luck to you all !

Top Set Back a Wholesale Investor Faces

business logo (dri blck)Not to say this is the only set back i’ve ever had as a wholesale investor but it sure did make my top 3 things that really set me back on a property was having a contractor. Being new to the game back then i thought to myself … ahhh i can just look up all the items on home depot website which i mean you could and i did ! lol but thats too much time your wasting looking up each item on the website ! by the time your done finding everything ? someone else scooped up your property !

So how do you get the repair costs done the right way ? Have contractors in your network ! remember networking is always important building relationships in your business is vital ! have contractors in your network and simply ask them to come down to check out your properties … Now if you ask someone to come check out your properties at least use their services on that deal. As wholesalers we never need to fix the property but we can have our end buyers use the contractors we asked to check out the properties. Win win situation for everyone right ? Best of luck guys !

Why is your property not selling ?

It’s been 6 months and the property has been on the MLS, Zillow, Realtor.com just about everywhere you could possibly list it on ! But why is it not selling ? Something a lot of homeowners don’t think of is the price at which they listed that property !

I can understand you wanted everything penny of what your property is worth but keep in mind that the value you put on the property isn’t always the actual value of your property and so homeowners over price their properties and it ends up just sitting there on market for years and no one ever buys it!

If after the first 3 months your properties aren’t flying off the market, and you feel like you’ve done everything possible to make it sell ? go back and look at the price you listed it for. Does it match the value of the property or the value we put on the property? Try lowering the price and see what happens next.
